Mixed — responsive but opaque finances

Maintenance requests actually get handled quickly, which I appreciate. The frustration is financial transparency: the reserve study hasn't been shared in years and the annual meeting skipped the line-item walkthrough again. Management is polite but the board controls the information flow.

Selective enforcement is the norm here

The board fines some owners for the same landscaping issues it ignores on other lots. There is no published, consistent standard, and requests for the enforcement log go unanswered. Dues rose 18% with a one-line budget. I've documented my notices and would tell any prospective buyer to read the violation history first.

How I disputed a fine and won a hearing
